Coastal living is hard on steel. Between the salt haze that drifts over beachside streets at Lake Cathie and South West Rocks, the strong UV, and the humid air that lets lichen creep across shaded southern pitches, a metal roof on the Mid North Coast can look decades old while the sheets underneath are still perfectly sound. Fading comes first, then a powdery chalk film, then pin spots of rust around fasteners and cut edges.
Caught at that stage, restoration beats replacement hands down. The roof gets pressure cleaned back to bare, sound material, rust is converted and sealed, worn screws come out, flashings and valleys are made watertight, and the whole surface is locked under a fresh membrane coating built for exactly this climate.
What a proper restoration involves
There are no shortcuts in the process. David works through the same four stages on every metal roof he restores, whether it is a beach house at Old Bar or a farm shed inland.
Salt residue, chalking, lichen and grime all come off under high pressure, leaving clean steel the new coating can grip properly.
Every rust spot is ground back, converted and sealed so corrosion stops where it is, and tired fasteners are swapped for new ones.
Ridge flashings, barges and valleys get resealed or replaced as needed, closing off the points where coastal roofs leak first.
A metal-etch primer goes down first, followed by Dulux membrane topcoats that restore the colour and shield the steel from salt and UV.
The membrane topcoat comes in a wide Dulux colour range, so restoring the roof is also the perfect moment to refresh or completely change its colour.
A final inspection closes out every restoration. Coverage is checked across the whole roof, the gutters are cleared, and you see the finished result before we leave.

Usually, yes. Fading, chalking, lichen and isolated rust are all surface problems, and while the sheeting itself remains sound they can be fixed with a restoration. During a free assessment David checks the condition of the steel and gives you a straight answer on which way to go.
Four stages. The roof is pressure cleaned back to sound steel, rust is dealt with and old fasteners replaced, flashings and valleys are repaired or resealed, and the surface is then coated with a metal-grade primer and a Dulux membrane topcoat system.
Typically well under half the price of a new roof, though every job varies with size, pitch, access and how far any rust has travelled, so treat any figure as a rough guide only. David inspects first and quotes in writing, free and without obligation.
With honest preparation and an accredited Dulux Acra-Tex application, the coating protects the roof for many years, even on exposed coastal streets. Preparation is the difference, which is why the cleaning and rust work take up most of the job.
Absolutely. Since the roof is being recoated anyway, changing colour costs nothing extra. There is a wide Dulux range made for metal roofing, and David can help you settle on a shade that suits the house.
