A restoration keeps your existing roof and brings it back to standard through repairs, cleaning and a new protective coating, while a replacement strips everything off and starts again. Where the structure is still sound, restoring delivers most of the benefit at a much lower cost, and David will tell you plainly if your roof is too far gone for it.
Allow a few days for a typical home, with the final figure depending on roof size, the amount of repair work and the weather. Coatings need dry conditions to cure, so a wet week can stretch the schedule, and we would rather wait than rush a coat that will not cure properly.
Your quote comes with a realistic timeframe, and because David runs the job himself rather than passing it down a chain of subcontractors, you always know where things are up to.
With premium coatings applied over a properly prepared surface, expect somewhere in the range of 10 to 15 years before the roof wants attention again, and often more. Exposure plays a part too, since a roof copping direct salt spray works harder than one a few streets back from the beach.
Most tile and metal roofs are, provided the underlying structure is in reasonable shape. Widespread rust, sagging timbers or tiles that crumble in the hand push a roof beyond the point where restoring makes financial sense. The inspection settles it, and the advice will be honest either way.
Usually, yes. Tracking down and fixing the source of leaks is built into the process, whether the culprit is cracked tiles, tired pointing, a rusted valley or a failed flashing. Should the inspection turn up a structural problem beyond the scope of a restoration, you will hear about it before any work starts.
