Cement pointing has a use-by date. Heat swells the roof, cold shrinks it, and rigid mortar simply cannot keep up, so it fractures and washes into the gutters piece by piece. The steep terracotta roofs on federation homes around Wingham and Gladstone are notorious for it, and out at Gloucester the colder nights near the ranges crack pointing even faster. Rebedding replaces the mortar bed the ridge caps sit on; repointing renews the flexible seal over the top of that bed. On older tile roofs the two usually go together, since failed pointing tends to mean the bedding underneath has broken down as well.
The classic signs are crumbling or missing mortar along the ridge, caps that rock or sit crooked, grey debris collecting in gutters and downpipes, and damp patches that line up with the ridge. A tile roof that has never been repointed in twenty-plus years is due for a check regardless.
Roofs move constantly with temperature, and cement has no give, so it cracks and falls out. Flexible pointing compounds stretch and recover with that movement, holding their seal season after season where cement would already be breaking down.
No, repointing only applies to tile roofs, where the ridge caps sit in mortar. Metal ridges are mechanically fixed and sealed differently. If you are unsure which roof you have, a photo is enough for David to point you to the right service.
If the tiles themselves are in good shape and only the ridge work has failed, a standalone repoint does the job. Where the whole surface is tired, faded or mossy, the ridge work is usually folded into a full restoration instead. David will recommend whichever genuinely fits the roof’s condition.
