Not the way we do it. Pressure and angle are adjusted to the roof, and fragile surfaces like the older terracotta around Wingham are soft washed rather than blasted. The moss and grime lift off while the tiles stay whole. It is heavy-handed operators that crack tiles, not the process.
Homes on the river flats around Taree and Cundletown sit in fog and damp for a good part of the year, and moss makes the most of it. Cleaning every few years suits most places, but a shaded roof near the river may need it more often to stay ahead of the growth.
Regrowth is slow if the job is finished properly, which is why we sterilise the surface rather than just washing it. The Manning’s fog and humidity guarantee moss will eventually try again, so keeping branches trimmed and gutters clear buys you the longest gap between cleans.
Almost always. Green staining is live moss and algae, and the black patches are usually lichen or built-up grime, all of which respond to a proper clean and sterilise. If the surface still looks tired afterwards the coating itself has aged, and a restoration is the honest recommendation.
