Most homeowners on the Mid North Coast pay somewhere in the low thousands for a roof restoration, and a large or complicated roof runs higher. That is a broad range on purpose, because no two roofs cost the same to bring back. What you actually pay comes down to the size of your roof, how steep and reachable it is, whether it is tile or metal, and how much repair work sits underneath the coating.

The honest answer is that a firm price only comes after someone stands on the roof and looks. This guide walks through the factors that move the number up and down. Read it and you will be able to make sense of a quote rather than guessing at what you are paying for.

The figures here are rough guides only. Actual cost depends on roof size, pitch, access and condition, and the only way to get a firm figure is a free assessment on your own roof.

Why restoration costs a fraction of replacement

The first thing worth understanding is why restoration is the cheaper path in the first place. A full replacement strips every tile or sheet off your home, sends it to landfill, and pays for a whole new roof plus the labour to lay it. A restoration keeps the roof you already own and renews the parts that have worn, so you are paying to repair and reseal rather than to demolish and rebuild.

For a roof that is structurally sound, restoration typically comes in at a fraction of a replacement, often less than half. The catch is the word sound. If tiles are crumbling right through, the frame has moved, or metal sheeting has rusted past saving, no coating will fix that and replacement becomes the honest recommendation. A proper inspection sorts one case from the other before any price is quoted.

Your roof is usually a good candidate for restoration rather than replacement when it shows the following signs.

  • The tiles or sheets are largely intact, with only scattered cracks, chips or slips rather than widespread failure.
  • The roof frame and battens are sound, with no sagging lines or soft, water-damaged timber.
  • Leaks trace back to failed pointing, flashings or a worn coating rather than holes right through the material.
  • The roof looks tired, faded and grimy, but the surface underneath the growth is still solid.

What drives the price up or down

Every quote is really the sum of a handful of variables. Before we take them one at a time, here are the main levers that decide where your roof lands in the range.

  • Roof size and area the more square metres to clean, repair and coat, the higher the figure.
  • Pitch, access and storey height steep or hard-to-reach roofs take longer and need more setting up.
  • Tile versus metal each surface needs a different mix of skilled tasks.
  • Extent of repairs cracked tiles, failed pointing and worn valleys all add labour.
  • Number of coats and colour a proper multi-coat system uses more product than a single thin layer.
  • Coastal severity salt, lichen and moss mean heavier preparation before a coating will grip.

Roof size and area

This is the biggest lever. Restoration is priced largely by the area of roof to be cleaned, repaired and coated, so a compact three-bedroom cottage sits at the bottom of the range and a sprawling four or five-bedroom home with a double garage sits well above it. More area means more cleaning, more coating and more hours on the ladder.

Pitch, access and storey height

A steep roof is slower and riskier to work on, which adds labour and sometimes staging or harness set-up. Access matters just as much. A single-storey home with clear ground around it is straightforward, while a two-storey place hemmed in by trees, fences or a pool needs more setting up before work even starts. The federation homes around Wingham and Gloucester, with their steep terracotta pitches, are a good example of roofs that take longer purely because of shape and height.

Tile versus metal

The two surfaces take different work. A tile roof usually needs re-bedding and re-pointing of the ridge caps, which is skilled, time-consuming work, whereas a metal roof needs rust treatment, resealing of fasteners and flashings, then coating. Neither is automatically dearer, but the mix of tasks differs and that shows up in the quote. If your roof is metal, our metal roof restoration on the Mid North Coast covers what that involves.

Extent of repairs and repointing

Two roofs of the same size can quote quite differently once repairs are counted. A roof with a dozen cracked tiles, failed ridge mortar and a worn valley needs more work than one that only needs a clean and a coat. Ridge capping is a common cost driver on older tile roofs, where the original bedding has dried and let go. Our guide to roof rebedding and repointing explains why that stage matters and what it adds.

Number of coats and colour

A proper restoration seals the roof under a primer and multiple coats of membrane rather than a single thin layer, and more coats mean more product and more time. Colour plays a smaller part too. Some deep or custom colours cost a little more to supply than standard shades. The roof painting and recoating we carry out uses the Dulux Acra-Tex membrane system, applied under the accreditation we hold, so the coating that goes on is built to last on coastal roofs.

Salt, lichen and coastal severity

This is where the Mid North Coast puts its own stamp on the price. A roof that has spent years in salt air and shade carries far more built-up lichen, moss and grime than an inland one, and stripping it back to sound tile takes longer. The more severe the growth and salt damage, the more preparation the roof needs before a coating will grip.

How Mid North Coast conditions shape the cost

Location on the coast changes the job in ways that show up in the quote. Homes along the Port Macquarie beach strips at Town, Flynns and Lighthouse, and the exposed beaches around Old Bar and Diamond Beach, cop direct salt air that ages roofs quickly and leaves heavier surface growth to clean off. If you are in that pocket, our page on roof restoration in Port Macquarie covers the local detail.

The heritage terracotta roofs inland at Wingham, Gloucester, Kempsey and Gladstone are a different cost story. These older, steep-pitched tiles often need careful re-bedding and matching of caps, and that craftsmanship adds to the labour even though the surface area may be modest. Around roof restoration in Taree and the Manning Valley, ridge capping failures on federation homes are one of the most common reasons a quote lands higher than the roof size alone would suggest.

Down in Forster-Tuncurry, the low-pitch unit blocks and villa roofs bring their own quirk. Low pitches pool water, and the double exposure of ocean salt on one side and lake humidity on the other means preparation has to be thorough. None of these regional factors are add-ons dreamed up to lift the price. They are real conditions that decide how much cleaning, repair and coating a roof genuinely needs.

Coastal roofs also have to shed wind-driven rain reliably, which is why weatherproofing standards matter. New roofing and re-roofing work in Australia is built to the National Construction Code, and a good restoration respects the same principles by keeping flashings, valleys and pointing sound rather than simply painting over them.

What a proper restoration includes

When you compare quotes, make sure you are comparing the same scope of work. A cut-price number often leaves out steps that a lasting result depends on. A full restoration should include the following.

  • A high-pressure clean that strips off years of lichen, moss, salt grime and old loose coating, back to bare, sound tile or metal.
  • Repairs to cracked or slipped tiles, worn valleys and tired flashings, so the faults are fixed rather than painted over.
  • Re-bedding and re-pointing of ridge caps on tile roofs, using flexible pointing that holds through coastal wind and movement.
  • A sterilising treatment to kill fungal growth at the spore, followed by a sealing primer that gives the coating something to grip.
  • Multiple coats of the Dulux Acra-Tex membrane in your chosen colour, for a finish built to stand up to salt air.

A full breakdown of every stage is set out on our roof restoration service page. If a quote is missing repairs or repointing, or offers a single thin coat, the low headline price usually catches up with you in a few short years.

Questions to ask before you accept a quote

The cheapest quote and the best-value quote are rarely the same thing. A few plain questions will tell you whether a number is complete or whether it has been trimmed to look attractive. Ask any roofer the following before you sign.

  • Does the price include repairs and repointing, or only cleaning and coating?
  • How many coats of membrane are quoted, and is a primer included underneath them?
  • What coating system is being used, and is the applicator accredited to apply it?
  • Are you licensed and insured, and who actually carries out the work on the roof?
  • Is the quote fixed and in writing, or an estimate that can climb once work begins?

All Pro Roofing is a licensed roofing business and a member of the Housing Industry Association, and every restoration is carried out by David himself. That means the answers to those questions stay consistent from the first inspection through to the last coat, with no subcontractors and no surprises added on later.
