Is Your Port Macquarie Roof Past Its Best?
Around Port Macquarie a roof rarely fails overnight. It fades first. The brick-and-tile homes that went up through Westport and out towards Shelly Beach in the seventies and eighties are carrying forty-year-old ridge capping, and the salt haze that drifts over Town Beach and Lighthouse Beach works on the coating year round. Add our humid summers and the southern face of the roof quietly grows a carpet of lichen while nobody is looking. Once the surface breaks down, every storm that comes up the coast pushes water a little further in.
Very few of these roofs need replacing. If the structure underneath is sound, a proper restoration deals with the damage, seals the surface against the salt and gives the whole house a lift, at a fraction of what a new roof costs.
What Your Restoration Includes
Every roof gets its own plan. A weathered terracotta roof in Wauchope needs different attention to a salt-affected concrete tile roof at Lake Cathie, but most restorations follow these steps.
David walks the roof himself, checking tiles, ridge capping, valleys and flashings. On homes near the water he pays particular attention to salt-affected coatings and rusted valley irons before pricing the job in writing.
Cracked and broken tiles are swapped out, slipped tiles reseated and any storm damage from the last east coast low made good before sealing begins.
A controlled high-pressure wash strips off the lichen, moss and grime that Port Macquarie's humidity feeds, taking the roof back to a clean surface the coating can bond to.
Loose ridge capping is re-bedded where needed and the lot re-pointed with flexible pointing that moves with the roof instead of cracking away.
The roof is treated to kill off any spores left behind, then primed so the new coating grips properly even on older, porous tiles.

Restoration keeps the roof you have: it is repaired, cleaned, re-pointed and recoated. Replacement strips everything off and starts again. If the tiles and timber underneath are sound, restoring typically costs a fraction of replacing and the result looks close to new. David will tell you honestly which side of the line your roof sits on when he inspects it.
Most homes take two to four days depending on the size of the roof, how much repair work it needs and the weather. Coating needs dry conditions to cure, so a run of summer storms can stretch the schedule by a day or two. You get a clear timeframe with your quote before anything starts.
With the surface properly prepared and a Dulux Acra-Tex membrane applied, you can typically expect fifteen to twenty years from a restoration, even on homes copping direct salt air near Town Beach or Lighthouse Beach. An occasional gentle wash-down helps the coating reach the far end of that range.
Most can, but not all. Tiles that have gone porous right through, widespread structural movement or rusted-out metal sheeting can put a roof past the point where restoration makes sense. That is exactly what the inspection is for: if replacement is the smarter spend, David will say so rather than coat over a problem.
In most cases, yes. Leaks usually trace back to cracked tiles, failed ridge pointing or worn valleys, and all of those are dealt with during a restoration. The repairs happen before the sealing and coating stages, so the source of the leak is fixed rather than painted over.
