Is Your Forster Roof Ageing Faster Than You Think?
Forster is holiday and retirement country, and a lot of its roofs belong to homes that only get used a few weekends between long empty stretches. A roof nobody is watching gets a head start on its problems. With Wallis Lake on one side keeping the air damp and the ocean on the other pushing salt in on every easterly, tiles here cop humidity and salt from both directions at once, and lichen quietly spreads across shaded pitches while the owners are away.
The leafy blocks backing onto Booti Booti National Park add their own load, dropping bark and litter that traps moisture against the tiles and blocks gutters. Caught before the surface gives way, none of this needs a new roof. The one already on the house is repaired, cleaned, re-pointed and recoated until it is watertight and looking sharp again.
Inside the Restoration Process
These stages run in a set order because each one protects the next. Expect extra time on cleaning for a lichen-covered lakeside roof at Coomba Park, and extra care clearing bark and litter off the shaded pitches on blocks near Booti Booti.
Every quote starts up on the roof, where David checks tiles, capping, valleys and flashings, paying close attention to the shaded lakeside pitches where lichen takes hold, before the fixed price goes in writing.
Cracked and drummy tiles come out, rusted fixings and flashings are renewed, and anything the last easterly loosened off One Mile Beach is made secure before any sealing begins.
Lichen fed by Wallis Lake humidity, along with the salt film blown in off the ocean, is washed away completely so the new coating bonds to clean tile rather than grime and bark litter.
Where the bedding has failed, ridge capping is reset and re-pointed with a flexible compound, so it stays tight through the humid, salt-laden air that rolls across the Forster peninsula.
The surface is sterilised so moss and lichen cannot creep back beneath the new coating, then sealed to give the membrane a stable, even base to grip.
A Dulux Acra-Tex membrane in the colour you choose finishes the restoration, with the film build to shrug off the constant humidity of lakeside living around Green Point and Coomba Park.

A restoration works with the roof already on the house, repairing, cleaning, re-pointing and recoating it, while a replacement strips the lot and starts again. Where the structure is sound, restoring typically costs a fraction of replacing, which is why so many owners of Forster’s older brick veneer homes and lakeside holiday places choose it. Figures vary with the roof, so treat any guide as rough until David has quoted.
Plan on a few days for an average home, depending on roof size, the repair list and the weather, since the coating has to cure dry. Because so many Forster properties are holiday homes, David can often run the whole job between your visits and keep you across progress by phone, and your quote states the expected timeframe from the outset.
Ten to fifteen years is typical and the premium membranes we apply often better it. Roofs on the ocean-facing side of Forster and out toward Cape Hawke sit at the tougher end of the scale, sheltered homes tucked around Wallis Lake at the kinder end, and a little regular maintenance stretches the result either way.
Generally yes, and low-pitch roofs benefit more than most because water sits on them longer and breaks a tired surface down faster. The deciding factor is condition rather than pitch: sheeting rusted through, tiles crumbling or a frame that has shifted can tip a roof into replacement territory.
