Is your ridge mortar crumbling on the lake side?
A Forster roof cops moisture from two directions. Warm humidity lifts off Wallis Lake behind the house while salt drifts in from Forster Main Beach and One Mile Beach out front, and rigid ridge cement slowly loses the fight against both. On the brick veneer homes and unit blocks around Green Point and the town centre, that shows up as hairline cracks, then loose caps, then a stain on the ceiling.
The other catch here is how many of these are holiday homes and weekenders, sitting empty for weeks while a lifted cap goes unnoticed. Add the leaf and bark litter that blows in off Booti Booti National Park and Cape Hawke onto roofs at Booti Booti and Pacific Palms, and small problems get plenty of time to grow. We strip the failing caps, rebed them in fresh mortar and repoint with a flexible compound that keeps its seal as the roof moves.

Forster roofs get worked from both sides, with salt drifting in off the ocean beaches and humidity rising off the lake behind the house. Rigid cement cannot cope with that constant moisture and starts to crack, which is why our repoints use a flexible compound that holds its seal.
Very possibly. Once the pointing fails, wind-driven rain off the coast slips under the caps and tracks along the ridge before it shows up inside. Rebedding and repointing closes that path off right at the source.
Yes, that is part of the job. We swap out any cracked or chipped tiles we find along the ridge so the whole line leaves sealed, not just the mortar between the caps.
